VALLARTAJOY’S^SM (“VJRS”)RENTAL POLICIES (July 2006)

• An application is required to be completed and submitted, along with a copy of your identification (for security purposes).*
• At least a 50% deposit is due at the time of application to secure the dates for each home. Deposits are nonrefundable. Should some unexpected medical or other documented emergency arise, VJRS will work with the guest and the home’s Owner to reschedule different dates during the same season.
• Typically, one mid-week housekeeping service and the final complete post check-out housekeeping cleaning is included in each rental rate quoted. (Personal laundry and washing dishes are not included in housekeeping services.)
• Each guest will be required to present identification prior to check-in at the condo or villa security or registration office.
• The minimum age of the principal responsible party is 25 years old.
• A refundable damage deposit is required for each rental. The amount varies according to length of stay and property value. The principal responsible party is responsible for any damage to the home.
• Maximum occupancy limits for each home are strictly enforced. Exceeding these limits may be grounds for immediate expulsion from the home or resort.
• Typically, rentals are by the week, i.e., 7 nights, with a minimum of 7 nights and can begin on any day, except during holidays when they typically begin on Friday or Saturday. Some homes permit rentals for less than 7 nights.
• At Paradise Village Resort & Spa™ resort condos, there is a one time fee for each family / group --of up to 5 people—to get passes for access to the many facilities and amenities, e.g., $14 million dollars sports center with fitness center, free yoga, Pilates, aerobics and other classes, world class spas, beach club behind Playa Royale Tower 1, tennis center, golf course (greens fees extra) etc. This optional cost is payable on site. As of 2006, this one-time fee is US$75, but is subject to change.
• Virtually all our vacation homes strictly prohibit smoking anywhere inside the condo or on the terrace or balconies. Violation of this rule will result in stiff monetary fines and/or forfeiture of your damage deposit.
• Guests must abide by the association rules which are summarized in rental agreements and generally available in each home.
• No pets are permitted in our vacation homes or their premises.
